Addendum to NC Vacation Rental Agreement
For Monthly Leases (Less than 90 Days)

The following items are part of the Residential Rental Contract and are binding:
Tenant responsible for trash pickup/retrieval of trash cans at the street. (see attached trash notice).
Agent will conduct periodic inspections of the property. Tenant will be notified of the inspection dates.
Tenant agrees to inspect and change heating and air filters every 2-3 weeks.
Tenant agrees to take all precautions to prevent pipes from freezing.
Tenant will not change or replace locks. If keys are lost or locked inside property during normal working hours, Bluewater will charge $25 for opening. If after hours, tenant has permission to call a locksmith at tenants’ expense.
Carpet Cleaning (Guest to initial one that applies):
- ________Guest accepts carpets "as is" but may still be required to have carpets professionally cleaned (if damage is deemed above normal wear and tear by Agent) at termination of lease and/or final inspection of property.
- ________If carpets have been professionally cleaned by property owner prior to occupancy, guest is required to have professionally cleaned at termination of lease and/or final inspection of property.
Tenant will be responsible for having property professionally cleaned at his/her expense at termination of lease and/or final inspection of property.
_________(Tenant to initial if pets are allowed). If a pet is allowed, tenant will have home professionally exterminated to include carpets being de-flead and de-ticked at termination of lease and/or final inspection of property. Tenant must supply Agent with proof that extermination has been done at departure.
Tenant will reimburse homeowner for the cost of utilities which exceed $350.00 per month for rentals with 4-bedrooms, or less, or $500 per month for rentals with 5-bedrooms, or less. This includes the total of electric, water, local telephone and gas, if applicable.
